Karya Property Management

Karya Property Management is a company devoted to providing only the best management services to apartment communities across the state of Texas. The process by which Karya Property Management turns our investments into profitable holdings is dependent on the nature of the property in which we have invested and varies from location to location. What does not change from location to location is our dedication to ensuring that both our clients and the tenants are satisfied with the services we provide. These services include marketing, expense management, budgeting, tenant management, and more. At Karya Property Management, the primary goal of the various services we provide is to optimize the methods by which properties are being managed, turning underperforming properties into a profitable investment. By focusing efforts on several key aspects of the management process, we are able to ensure that our clients can increase the revenue they are receiving from their property without negatively impacting the lives of the people who live there. Often the reason that a property is not making the kind of profits expected of a building in its location is simple mismanagement and poor allocation of resources. One of the areas on which we focus is reducing the turnover rates of the properties we manage. In order to keep the turnover rates low, Karya is known for fostering a greater sense of community with after-school programs and building wide activities. Furthermore, by streamlining the process by which expenses are allocated, we eliminate wasted funds and make …

Get Your Feelz On

Today, the United States of America is facing an unprecedented mental health crisis, one that affects each and every citizen in some way. It is estimated that one in four Americans have been prescribed some form of medication as a treatment for their compromised mental health. On average, every household in the nation contains at least one member suffering from a mental illness or addiction to drugs or alcohol. Prison recidivism rates are higher than ever, as it has become increasingly difficult to find gainful employment after being released from incarceration. It seems like every month we receive news that another mass shooting has occurred, to the point where it has become commonplace. All of these factors combined have had a devastating effect, contributing to the various socioeconomic issues that are known to cause these problems in the first place. From a young age, we have become over-stressed and over-medicated, and the problems caused by this simply grow worse over time. And rather than treat the root causes of the mental health problems plaguing our citizens, as a nation we focus on treating the symptoms. Pharmaceutical companies and psychiatrists across the nation are making billions of dollars a year by selling drugs that treat the symptoms without addressing the cause. Get Your Feelz On has been working for years to find a way for the average person to enhance their emotional and psychological wellbeing without relying on psychoactive drug compounds and harmful coping mechanisms. Get Your Feelz On has developed …

Swann Communications

In today’s world, people have never been so aware of the threats to their safety on a day to day basis. The twenty-four hour news cycle bombards us with stories of home invasions and burglary, leaving many people feeling vulnerable and unprotected where they should feel the most secure. As a result, the demand for improved home security technology has grown astronomically over the last decade. Swann remains at the forefront of this booming industry, providing their customers with the means to secure their homes and businesses with cutting edge technology. More than thirty years ago, David Swann founded Swann Communications from his family home, slowly expanding his business into an international leader in the security monitoring industry. What sets Swann apart from any of their competitors is a focus on DIY (Do it Yourself) security systems, giving all their customers the ability to keep their own homes safe without relying on any third parties. Instead of paying exorbitant installation fees and being remotely monitored by strangers, Swann’s customers purchase the equipment and use it as they see fit. Traditionally, the modern home security system provided by contractors is fairly simple. There are devices attached to the windows and the doors of your home that detect when they have been opened. One part of the device is affixed to the door or window, and the other to the frame that secures it. When they are no longer in contact, a signal is sent to a device that allows you to …

Dark Web

Dark Web

The world we live in today is slowly becoming more and more computerized every day. Lately, even household appliances are likely to have a connection to the internet. The internet is gradually pervading every aspect of our lives, accelerating the proliferation of information across the world. It is connecting humanity on a level that is unprecedented in history, with the promise of universal access to knowledge and communication on a worldwide level. But, despite the degree to which the internet has begun to dominate our lives, most people actually know very little about it or how it works. Specifically, the average person has no idea how much of the internet is hidden from them. Approximately four percent of the internet is able to be seen by a person surfing the web. Which leaves ninety-six percent of the internet hidden in the shadows. This vast majority of the internet is referred to by the term ‘deep web’. It consists of websites that can only be accessed by specific software or permissions, unable to be found by simply using a search engine. This includes sites locked behind paywalls, ones that require users to register in order to gain access, and email accounts. Most of this deep web is perfectly innocuous in nature, harmless and legal sites that are simply restricted from being accessed by the average internet user. However, while most of the deep web is harmless, a fairly large portion of it is devoted to legally dubious and completely illegal behavior. …

Millennials

The term Millennials generally refers to those people who were born anytime from the early 1980s to the early 2000s. This generation is also commonly known as Generation Y, or less commonly as the echo boomers. While the millennials vary by region and socioeconomic status, by and large they have a fairly negative reputation in the mainstream media. While not every part of the world looks down on the Millennials, it seems to be the common view held by older generations in western nations. The authors William Strauss and Neil Howe made the prediction that the Millennials would become politically active, global citizens with a generous sense of community. Almost no one else shares their positive opinion. A psychologist Jean Twenge coined the term Generation Me as a more apt description of the Millennials who she sees characterized as entitled and narcissistic. There is support for her view in new research being done today. A recent PEW Research Poll from 2014 suggested that Millennials are “detached from institutions”, while holding an unfounded optimism about the future. They also tend to vote at much higher rates than the previous generation, Generation X, at an almost fifty percent voter rate. One of the biggest reasons for the general distaste the older generations seem to have for the Millennials is political in nature. As a whole, the Millennials are far more liberal the previous generations. This, combined with their self assurance and vocal advocacy has made them widely unpopular. That, and the birth …

Straws in Restaurants

No More Straws in Restaurants, But Why?

For decades, plastic straws have been used ubiquitously throughout the entire world. From restaurants to gas stations, any business that offered its customers beverages also provided plastic straw through which to drink them. But in the last few years, these straws have begun to slowly disappear. The primary reason for this phenomenon has been an increased public awareness of the environmental impact of plastic products. For many years, plastic products have dominated the market, as they are relatively cheap and impressively durable. But because these products are made to last, they take up to hundreds of years to degrade. Some scientists have estimated that due to the enormous amount of plastic waste being dumped in the ocean, in approximately fifty years there will be more plastic in the ocean than fish. When on land, plastic exposed to chlorine can release harmful chemicals into land and water around it, poisoning anything that drinks the water and hurting plant life. In landfills, the biodegradable plastic products release the greenhouse gas methane, known to contribute significantly to global warming. In the water, plastic waste has built up to a shocking degree. By 2012, estimates were made that about 160 million tonnes of plastic pollution was spread throughout the world’s oceans. One study has estimated that there could be up to five trillion pieces of plastic floating at sea. This litter produces chemicals that are not only harmful to marine life, but also to humans. We eat fish that contains toxins our pollution has …

Geothermal Power

Geothermal Power

Renewable energy sources are becoming more and more important to our society each and every day. The reckless use of nonrenewable fossil fuels over the last few centuries has had a devastating effect on our environment and our health. Furthermore, it will take millions of years for these resources to be replaced, a time-frame so large that it is functionally meaningless for our species. One of the most reliable methods of producing renewable energy that scientists have come up with is geothermal power. Under the surface of our planet’s crust, there is an enormous amount of thermal energy just waiting to be tapped. The core of the Earth is primarily molten iron and rock, and this melted stone and metal brings heat to every corner of the globe. This heat is leftover from the formation of the planet and the radioactive decay of elements that were present during that time as well. By finding ways to channel this energy to the surface, scientists are looking to gain access to an environmentally clean and sustainable source of enormous amounts of power. Technically, people have been making good use of geothermal energy for thousands of years, most likely since paleolithic times. Throughout the world, there are naturally occurring hot springs, used by a variety of different cultures and ethnicities. These springs are heated by geothermal energy. In the first century, Roman conquerors used hot springs in order to fill the baths and underfloor heating. In the fourteenth century, France built the world’s …

3D printing

3D printing

Three-dimensional printing is the process by which a variety of materials are combined and shaped with the use of a computer in order to manufacture a finished product. Similar in concept to the fictional invention from Star Trek, the replicator, 3D printers can theoretically be used in order to create anything it has the ingredients and blueprints to make. Yesterday’s science fiction is becoming today’s reality right before our eyes. The process of three dimensional printing is fairly simple when broken down step by step. The first step in 3D printing is the creation of a three dimensional model using your computer. This can be done by using a complex 3D modelling software, designed to allow the users to manually construct 3D objects. Or, you can just use a 3D scanner, which will create a digital copy of the object for you. Once you have a model of whatever it is you want to create with your printer, the design needs to be broken down. Specifically, in order to be able to print a three dimensional object, the model of the object must be broken down into hundreds or thousands of layers using a slicing program. This allows the 3D printer to produce your design layer by layer, creating a three dimensional object by stacking the layers back together. The sheer variety of ways that 3D printing can be used is almost hard to grasp. Today, it is being used in a number of different industries as a more effective …

Keto Diet: What Is It really about?

Keto Diet: What Is It really about?

The Ketogenic diet, commonly known as ‘the keto diet’, is a high fat, low carbohydrate diet that has recently become popular across the nation. The ketogenic diet was developed as a treatment for epilepsy in the 1920s. However, the ideas that inspired this type of diet as a medical treatment can be traced as far back as 400 B.C. In ancient Greece, fasting was recommended by physicians in order to treat epilepsy. It was reportedly very effective but was not tested by modern doctors until the beginning of the twentieth century. In 1911, French doctors conducted a study on twenty epilepsy patients, putting them on a stringent low calorie, vegetarian diet along with periods of fasting. About ten years later, Dr. Hugh Conklin began treating his patients epileptic seizures with fasting. He theorized that a toxin was being released from the intestines of his patients, and several weeks of fasting could make them feel healthier. By 1930, Dr. Mynie Peterman had developed the diet used today, both for weight loss and as a medical treatment for epileptics who do not respond to traditional medication. The mechanics behind the efficacy of the ketogenic diet are fairly simple to understand. Normally, when you eat food containing carbohydrates, your body converts the carbohydrates into glucose during the digestive process. This glucose then gets transported across the body, playing an especially important role in brain function. But, on a low carb diet like the keto, your body makes use of stored fat instead, producing …

Wind Energy

Fossil fuels are a non-renewable resource, unable to replenish themselves in meaningful human timeframes at a sufficient rate. As they are also the main source of energy for the entire world, scientists have worked tirelessly to find cost-effective alternatives to these fossil fuels as a way to generate electricity. In recent years up to twenty percent of the global energy consumption could be attributed to these renewable forms of energy production. Renewable sources of energy are undeniably going to replace the use of fossil fuels entirely in the near future. The most ubiquitous of these new forms of sustainable energy generation is wind energy. Already, approximately five percent of the world wide electric power being generated comes from wind power. In Denmark, about fifty percent of the consumed electrical power can be attributed to wind energy. And they are not alone in the development of this technology. More than eighty other nations across the globe have followed suit, albeit not to such a significant extent. Although pressure from large oil and natural gas corporations has hindered the spread of renewable forms of energy for decades, the obvious benefits to the environment and economy have ensured further investment into wind energy. Wind power is plentiful and renewable, allowing any individual to tap into the energy available in the air around us without reducing the supply. It is completely clean, producing no greenhouse gasses or waste as a byproduct. Furthermore, it consumes no water and requires the use of very little land. …
